Maintenance/Construction Supervisor

An ADP client, American Realty Investors is actively seeking a Maintenance/Construction Supervisor to join their team in Houston, TX.

Reports to: Vice Presidents

Travel in the Houston, TX area to different properties as needed. 

Summary of Job:

Supervises and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings and grounds by performing the following duties:

             Responsible for managing construction contractor / vendor proposals and invitations to bid.

             Directs workers engaged in painting and performing structural repairs to masonry, woodwork, and furnishings of buildings.

             Directs workers engaged in the general cleaning and upkeep of buildings.

             Directs workers assisting other departments as requested, including moving furniture and unloading and storing supplies.

             Requisitions tools, equipment, and supplies.

             Inspects completed work for conformance to blueprints, specifications, and standards.

             Studies production schedules and estimates worker hour requirements for completion of job assignment.

             Interprets company policies to workers and enforces safety regulations.

             Establishes or adjusts work procedures to meet production schedules.

             Suggests changes in working conditions and use of equipment to increase efficiency of work crew.

             Analyzes and resolves work problems or assists workers in solving work problems.

             Initiates or suggests plans to motivate workers to achieve work goals.

             Maintains time and production records.

             Performs activities of workers supervised.

Supervisory Responsibilities:

             Directly supervises all employees in the Maintenance department.

             Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.

             Responsibilities include interviewing, hiring, terminating, transferring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.


To perform the job successfully, an individual should demonstrate the following competencies:

             (1) One year certificate from college or technical school; or (3-6) three to six years related experience and/or training; or equivalent combination of education and experience.

             Ability to read and comprehend simple instructions, short correspondence, and memos. 

             Ability to write simple correspondence. 

             Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.

             Ability to deal with problems involving a few concrete variables in standardized situations.

             Basic Computer Skills; MS Office.
