Property Manager – Section 8

An ADP Client is currently seeking an experienced Property Manager to join our team in Kettering, Ohio 45439. 

Job Summary:

The Property Manager is responsible for ensuring the property is always in compliance with Fair Housing laws, Tax Credit and/ or Section 8 rules/regulations/procedures, as well our company policies and procedures. 

This is a Section 8/LIHTC multi-family property consisting of approximately 100 units.  You will also be responsible for ensuring the property is always in compliance with Management's policies/procedures, Fair Housing laws, and HUD's rules/regulations/procedures.

Our Property Managers are very hands-on; personally, completing certifications and move-in's, meeting with applicants, discussing issues with tenants, and walking the property. Section 8 and/or LIHTC experience required. We are willing to train experienced Assistant Managers who are ready to move up.

Duties and Responsibilities:

Core duties and responsibilities include the following.

• Maintaining occupancy at a minimum of 96% to 98%
• Marketing / advertising / prompting property / resident retention & appreciation
• Processing moves in files & determining applicant eligibility
• Ensuring all certifications are completed accurately and in a timely manner
• Tenant Ledgers (posting rents, rent collections, evictions, and bank deposits etc.)
• Tenant relations – deals with resident’s concerns and request to ensure resident’s satisfaction
• Supervision of office staff and maintenance including disciplinary action, coordinates work schedules/assignments and approves payroll
• Ensure adherence to HUD / LIHTC and Company Guidelines
• Unit inspections – walks thru property on a regular basis to physically inspect property and checks vacation apartments and ensures turnaround time of apartments to be ready for renting
• Budgets – forecast & formulation yearly budget
• Monthly / quarterly / annual reports
• Other duties may be assigned by management

Our Perfect Candidate

Education and Experience:

• High school diploma or GED is required
• Minimum 2 years of management experience with Section 8 and Tax Credit Property
• Experienced with HUD / LIHTC required
• Certified Occupancy Specialist (COS) is a plus
• Experience with Yardi is a plus
• Proficient with Microsoft Applications i.e., Excel and Word
