Senior Lease Auditor 

KBA Lease Services is seeking a Senior Lease Auditor to join our team in Woodbridge, NJ 07095.

About the Role:
This position is responsible for identifying, analyzing and resolving tenant savings opportunities in the utility expense category across a wide range of lease types, locations and client industry verticals.  In addition to ensuring utility charges are in full compliance with the lease, you will be responsible for suggesting creative solutions to optimize utility use and reduce overall liability where possible.   
What You Will Do: 
  • Assess lease and portfolio data to help the client establish a scope of work prioritized by potential savings opportunity.  
  • Review, compare, and analyze documentation supplied by tenants relating to their rental obligations, including lease language, CAM and operating expense statements, sub-metered statements received from landlords and utility statements issued directly by the utility company to ensure charges to client are in compliance with lease clauses and in line with market rates, customary/industry norms and actual usage.  
  • Identify and quantify tenant overcharge exposure in after-hours HVAC billing and usage.  
  • Evaluate CAM utilities charges to ensure reasonable assumptions regarding the cost of utilities sales paid directly by tenants to be excluded from CAM charges.  
  • Recommend approaches for additional discovery, including the request of additional information from 3rd parties, as necessary to verify the materiality of potential overcharges and probability of resolution.   
  • Prepare all necessary reports for clients and landlords/vendors.   
  • Provide solution options within the context of the tenant’s overall relationship with its landlords and assist with negotiating audit settlements.  
  • Communicate with clients, landlords, KBA auditors, and account management staff to ensure all parties are aware of work status. 
  • Ensure landlord compliance with settlement terms. 
  • Track audit savings by the client and verify that all savings have been accurately recorded. 
  • Maintain database and work papers for all assigned locations. 

Education & Expereince
  • Bachelor’s degree required; engineering degree a big plus
  • 5-10 years of related experience working in commercial real estate, lease accounting and/or lease and contract auditing required
  • Background in engineering and/or demonstrated experience with utility auditing and building operations required  
  • Advanced MS Office and Excel skills
  • Familiarity with NetSuite Accounting System a plus
